STAMFORD – The owner of an office industrial complex in the Glenbrook borough announced this week that it has signed a Fortune 500 company and a locally based company to complete leases covering approximately 75,000 square feet.
Beacon Roofing Supply and Amphenol Nexus Technologies move into 118,500 square feet of land at 316 Courtland Ave., which is 1.6 km from Interstate 95 and half a mile from Glenbrook Metro-North Railroad station.
Beacon has rented approximately 25,000 square feet of warehouse and office space and 20,000 square feet of yard for additional storage. The company, headquartered in Herndon, Virginia, ranks 434th on this year’s Fortune 500 list and describes itself as the largest publicly traded distributor of roofing materials and ancillary construction products in the United States and Canada.
Amphenol has rented around 30,000 square meters for manufacturing and assembly. It is relocating its local operations from 50 Sunnyside Ave. in the waterside area of town. The company designs and manufactures instruments such as audio plugs, sockets and push button switches for industries such as the automotive, aerospace and telecommunications industries.

Both Beacon and Nexus loved the extensive parking lot, ceiling heights, and central access to southern Fairfield County. “
Empowered Aerial Fitness, Carozza Fitness, and school transportation company First Student are the other tenants of 316 Courtland. They occupy approximately 2,000 square feet, 9,000 square feet, and 31,000 square feet, respectively.
In 2018 Simone acquired 316 Courtland Ave. for about $ 13 million. At the time, the company said the complex comprised “the largest available block of contiguous storage space” in Stamford.
The property includes 1.1 acres of outdoor storage and 293 parking spaces. It was built in 1972 according to Vision Appraisal.
Simone owns and manages more than 7 million square feet of real estate across Connecticut. Westchester County, NY; the New York boroughs of Bronx and Queens; Long Island, NY; and New Jersey. The portfolio includes more than 100 locations, from office parks with several buildings to retail and industrial areas.
The Connecticut holdings also include the One Sound Shore Drive office complex in Greenwich.
Simone’s largest development is the 42-acre Hutchinson Metro Center office complex on the Hutchinson River Parkway in the Pelham Bay section of the Bronx.
